Plan Calls for New Housing, Commercial Space and Enhanced Lake Access for the Community

MOHEGAN LAKE, NY, UNITED STATES, August 18, 2026 /EINPresswire.com/ — Klein Lefkowitz Commercial Team at Houlihan Lawrence Commercial has announced the $2.9 million sale of Ansonia Lodge, located at 1860 East Main Street, also known as Route 6, in Mohegan Lake, New York.

Kenneth Lefkowitz of Houlihan Lawrence Commercial and Nadia van Hauwaert of Houlihan Lawrence Yorktown represented both the seller and buyer in the transaction. Both parties have elected to remain anonymous. The purchasers are local developers with plans to make a significant investment in the property and reposition it as a modern mixed-use lakefront community.

The transaction marks the end of an extraordinary period of ownership. The property had remained under the same family ownership for approximately 100 years, making the sale not only a significant real estate transaction but also the transition of a property with deep roots in the Mohegan Lake community.

Ansonia Lodge currently contains 17 residential units and occupies a prominent lakefront site along the Route 6 commercial corridor. The new owners plan to renovate and modernize the existing property, including upgrades to the apartments, building exteriors, landscaping and other improvements. The 4.6-acre site is currently zoned multi-family. Plans being submitted for municipal approval contemplate the construction of an additional residential building containing approximately 30 to 50 units. The proposed redevelopment would retain and improve the existing residential property while adding new housing and creating a more cohesive lakefront community.

A major component of the proposed redevelopment is a substantial enhancement of the property’s relationship with Mohegan Lake. Planned improvements include better resident access to the waterfront, walking paths, seating areas, docks, recreational areas and new landscaping designed to make the lakefront a central amenity for residents.

The redevelopment plans also contemplate two to three retail or professional spaces facing Route 6. The commercial component is intended to take advantage of the property’s visibility along the heavily traveled corridor while creating an attractive mixed use frontage complementary to the residential community behind it.

The proposed project remains subject to municipal review and approvals. If approved, the redevelopment would combine the property’s existing residential use, new housing, enhanced lakefront amenities and Route 6 commercial space into a substantially improved mixed use property while preserving Ansonia Lodge’s longstanding residential presence in the community.
